The Partridge Building is a mixed use building located in the downtown block on Fall St. of Seneca Falls. While fronting on Fall St as a two story structure, from the Seneca-Cayuga Canal behind the building it is a four story structure. Serviced by an elevator the building features two unique apartments, five retail / office storefronts and 4,000 square feet of upper level professional offices. In its lower level the building is the home to the Village of Seneca Falls Heritage Area Visitor Center and Village meeting rooms.
The building was built in 1891 and fully restored in 1991. The building has become home for some of the area's most prestigious tenants. Property attributes include separate utilities for each tenant, a parking lot with assigned spaces for tenant use and an adjacent Village owned free visitor parking lot, secure mail tenant mailboxes, and a video surveillance system providing security for all building users.
The building’s residential units are very urban in character. One two bedroom two bath unit is entered from the rear and has canal views from most every unit. The other two bedroom two bath unit features a duplex layout with an open balcony from the upper bedroom to the living room below. Both units feature in unit washer and dryers, central air, pre-wired for internet / cable in every room.
• All our buildings are smoke free environments, there is no smoking allowed on premises.
• Most buildings are under 24 hour video surveillance.
• A number of units are pet friendly, limit one cat per dwelling. A singular small dog may also be accommodated in a limited number of our “pet friendly” units. However, we require an advance interview with any dogs that are to be residents in our buildings and require the tenant with the dog to provide us with a proof of liability insurance naming us as an additional insured.
• We require excellent credit. Minimum credit score to receive an application is 750.
